22日国家统计局发布数据显示，1月，70个新建商品住宅的大中城市中，有45个价格上涨，少于12月的46个，达到一年来的数量最低点。15个一线和二线城市中，只有广州新房价格环比上涨0.6%，但环比涨幅已连续4个月回落。分析称这是去年楼市调控措施发挥作用的结果。从2010年4月北京出台的“国十条”开始，中国开始房屋限购进程。然而去年8月，一线及二线热点城市一手和二手房价暴涨。从10月开始，全国20多个热点城市，如北京、上海、深圳、杭州等出台楼市调控政策，通过限购、限地、限贷等手段抑制房价上涨，如今收到成效。2017年政府或会坚持降温举措，未来房贷有可能进一步收紧。
