港股异动 | 物管股随内房股回暖 地产关联业务影响逐步出清 行业分红比例有望稳定提升
物管股今日随内房股回暖，截至发稿，碧桂园服务(06098)涨4.95%，报4.88港元；世茂服务(00873)涨4.17%，报0.75港元；雅生活服务(03319)涨4.09%，报2.8港元；融创服务(01516)涨2.92%，报1.76港元。
光大证券指出，物业行业定位“社区治理基层支柱”，基本面稳健，现金流充沛，分红比例稳定提升；美联储加息周期接近尾声，房地产政策支持力度增强，压制物业公司估值的因子缓释，地产关联业务影响逐步出清。中长期来看，物业公司拥有优秀的商业模式，能够平稳穿越经济周期，在增长中枢下移的时代，关注优质存量资产投资，获得持续稳定的投资收益。
兴业证券指出，在各项放松政策的带动下，6月份龙头地产公司的销售金额和面积同比、环比转正，在政策进一步放松的背景下有望持续改善。东吴证券此前指出，房地产行业正在经历较大边际变化，弹性最大的标的为市场对于大股东/关联方开发商是否能存活分歧最大的公司，业绩并非影响短期走势的核心因素。
