港股异动 | 香港地产股多数下跌 香港楼价指数创近8年新低 小摩料行业核心每股盈利平均跌7%
香港地产股多数下跌，截至发稿，恒隆地产(00101)跌12.05%，报5.62港元；恒隆集团(00010)跌4.46%，报8.56港元；太古地产(01972)跌4.4%，报12.16港元；九龙仓置业(01997)跌3.43%，报18.58港元；长实集团(01113)跌2.18%，报29.2港元。
消息面上，香港特区政府差饷物业估价署29日公布，2024年6月香港私人住宅楼价指数为301.8点，比上月下降1.24%，连续两个月下降，与去年同期比较则下降13.1%，并创近8年以来新低。香港利嘉阁地产部主管陈海潮表示，受新盘低价开售拖累，二手楼价乏力，导致6月楼价下降。香港楼价连降两个月已完全蒸发“撤辣”(即撤销所有住宅物业需求管理措施)后3月及4月两个月累积的升幅。
摩通大根研报指出，香港地产股将会在未来数月逐渐公布中期或全年业绩，料行业核心每股盈利平均跌7%，主要是受到较低租赁收入，发展项目毛利受压及融资成本上升影响。大部分地产股的每股派息应该会持平或轻微上升，但料12只地产股中有3只会减少股息，而九龙仓置业及恒隆地产为该行目前预期中有较高的下行风险。
